Since the only review sounds like it was written by the investor, i might as well as give it some honesty. The place is under new management, and they have their work cut out.
Compared to surrounding RV resorts, it's a dump, but again, they took over after the hurricane, so I give them some slack. But the problem is that they don't seem to have any 3rd party contractors doing the work so they're over their heads. While they're working hard to improve the place, they also have to maintain it, so you can imagine how that goes. Some land plots/units are original with what seems like no intent to sell, so the rules don't apply to them, and some are nice, while others like in the very back are utter dumps.
Compared to places like Blueway that's about 10 minutes north, it's really a vast difference. Blueway is a clean, well kept, family-oriented park with lots of amenities, while Gulf Coast has yet to even have their clubhouse or pool open due to renovations. Again, they're working on them, but you can't get a lot done if you're understaffed.
In terms of price, I think that's the biggest shock of all. While Gulf Coast offers concrete and gravel lots, they're poorly maintained, or at all and are the same price or more expensive than Blueway who is extremely clean and maintained. While the price seems high, you can get past it, that is until you see their "in season" prices which are just absurd considering what you get. They're relatively priced the same as Blueway and are asking $1800 for their "premium" lot in season. I'm sorry, but the place is a dump for $1800 a month, and with no amenities, and being as run down as it is, it's downright price gouging.
Despite the pool being closed, it's quite an eye sore sitting behind the new white vinyl fencing. The shower is white concrete block with peeling paint which looks like something that belongs in a jail cell. Shuffleboard which I never saw anyone using, and a few other activities that look original and decrepit.
Lastly, while you get campers pulling through, you will have to look at some permanent eye sore structures, as well as the FEMA trailers. Those have to be the worst as most of the people staying in them are complete trash. They speed through the park like no tomorrow, and you can tell they're a "rough looking bunch".
Again, this place has so much potential, but the investor needs to quit with the quick money grab attitude and actually invest into the property properly. This could be a competitor to Blueway but at the moment, it's the laughingstock.

The staff is great. We had a nice spot in the back on concrete. The washing machines are always clean and there was always someone available to get quarters when I didn’t make it to the bank. We really liked the location as well. All it needs is the pool open.
