The cottage is located in the heart of Betws-y-Coed. Walking distance to shops and restaurants. It is a little hard to find but if you follow the owner's directions to the letter you will be fine. You can always ask at the Royal Oak. The cottage has three bedrooms and baths though the downstairs bath is strangely located. The cottage was clean, all appliances worked and there was plenty of hot water. The cottage is very picturesque as is the village. I should note that from the parking area it is a short walk to the cottage on a gravel path. I notice the reviews ae mixed but I have no problem giving it a excellent.

This cottage is a classic looking welsh property but there are major problems. Its facilities are now very dated and fall well below the expectations of modern holidaymakers. The fact that the cottage has been for sale for just on 4 years leads me to believe that the owners have given up on it and are just waiting for someone to make the right offer. Good features like the open fire and fantastic location do not make up for a lack of decent hot water to the ensuite shower or the lack of adequate draining of the bath in the other bathroom.

I visted this house many years ago lookin at new picture's it appears it's now bigger with more space down stairs. Its truly a beautiful cottage set in the most peaceful place even tho it's so central to everything which is fantastic. It's right near the station and bus routes. The walks in this area are breath taking all on your door step.The family that own it are very helpful nothing was to much trouble.

The last reviews on this cottage were back in 2014 and were all good. However, we went there 11 March 2017, and first impression is it is very lovely very old 18 Century mill house. Furniture is inkeeping with the age of the cottage, but the downstairs bedroom (which used to be the mill) was not clean, I pulled out the old dresser along the window and there was so much muck behind it. I had to hoover and buy some polish for the furniture and gave it a clean. Behind the very old bed in that room was lots of dead wood lice, this is because they are coming in from outside were the wooden mill is rotting! And they have not plastered the walls enough to keep insects out. Consequently, every time I went in to that room there were wood lice on the bed. Not at all nice if your sleeping in it. We slept upstairs which was cleaner, bathrooms clean, but front room smelt! We had to empty the hoovers that had obviously not been emptied for months and were giving off a bad smell. Cobwebs were everywhere, the lovely wooden furniture has not seen good polish for years. Also, the porch which...which is your first impression was filthy! I would only go back if it had a good clean up and a lick of paint in front room, not to mention carpet in front room needs to go and good rug should go down as front room smelt bad. It really needs TLC.

This could be a truly stunning cottage. It is beautiful from the outside. You feel like you are in the middle of the wilderness, but in fact it is only a 5 minute walk from the centre of the town. The area has numerous attractions for anyone looking for an outdoor activity (Hiking, Biking, Kayaking, Climbing, Surfing, etc). There are loads of family friendly & historical sites to visit… AND… the surroundings are amazing!! However, this is not a 4 or 5 star hotel. The kitchen and reception are quite dated and quite frankly could use a refresh. In February the cottage was cold. The central heating could not keep the main floor warm. The upstairs bedrooms were quite warm, however, we had problems getting hot water in the shower and bath. The owner was very responsive, but, even after a technician came out to fix the issue there was no real change and the water was basically tepid which made it challenging to bath our 3 year old. All in all, I would definitely recommend this to anyone. I would just want you to know what you’re getting so you can curb your expectations. Basically I’d say, amazing location, stunning cottage, lacks the modern comforts one would expect for the price.
